You are reading the title correctly, there is no bad tenant. There is only bad property management. A well-managed property has less issues to deal with on a day-to-day basic. While I agree that there are a few destructive tenants, I also believe that a good property manager can detect these issues earlier in the tenancy before the repairs cost hundred of dollars.
